Bedroom tax confusion

Hello. I'm hoping someone can help clear up this confusion for me. Apologies in advance for any grammar issues, I struggle with words due to a brain injury.

We do not currently claim LHA, but my husband is facing redundancy so I am just preparing and planning for the just in case.

We live in a 3 bed rented house. My sister lives with us as she works nights while my husband works days. That means I don't need Amy outside carers. When we had a short spell of housing benefit before they classed us as being entitled to the 2 bedroom rate with a deduction due to sisters earnings.

However someone has told me, and the help desk said they can't advise on a hypothetical situation, that if we needed it again there would be a further reduction due to having a spare room.

Our monthly rent is actually less than the 2 bedroom LHA rate do would that be the case? There are an abundance of 3 bedroom houses around here and very few 2 bedroom ones so it would seem bizarre to be punished somewhat for being in a bigger, but cheaper house.

Is this correct? Sorry if it's a stupid question. Lots of the informations seem confusing to me and I like to plan just in case.
